Buying a new home is probably the biggest investment you'll ever make. It's a decision that will affect you for years to come. The process can be extremely stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision. A professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. We really enjoy helping our clients in this process. The inspection is built on the guidelines of the SC Residential Builders Standards of Practise for Residential Home Inspectors, which are on this site. In addition, please review the contract which defines the agreement between the client and the Reliable Home Inspections & Consulting, Inc., also availiable on this site.
We inspect homes within a 60 mile radius of Greenville.
We encourage all of our clients to accompany us during the inspection or at least the last 30 minutes for a wrap up if possible. The inspection process will last aproximately 2 to 4 hours depending on the items listed below:

Size or square footage of the home
- The accessibility of the items to be inspected, such as in the attic and crawlspace. If the items are not redidly accessible for inspection, then it would be identified on the report as "Not Inspected"
In preparation for the inspection ensure the items listed are address on or before the inspection takes place:
- You or your Realtor call me to schedule the inspection as soon after the contract to buy is signed
- Ensure the contract between the buyer and Reliable Home Inspections is signed and fax to the number provided on the contract
- Access to property is available
- Power and Utilites are on, electricity, water, gas and that the pilot lights are lite in the water heater, fireplace and furnace
- Secure animals (All dogs with teeth bite :)
- Ensure access is free and clear to the Attic, Crawlspace, and Electrrical panel(s)
You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out problems and explain them to you. The inspector will also show you the good points of the house as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain them.
You'll get a comprehensive report that is easy to understand. Everything identified during the inspection will be included in the report.
Armed with the information our report will provide, you can make your decision with confidence.
